The design process

Stage 0

Each home extension or renovation project begins with an initial meeting which enables us to gain a thorough understanding, defining the strategic scope needs, desires, and budget. Any challenges can then be discussed before contracts are signed. The contract details all services, fees and timelines.

Stage 1

Stage 0 is followed by the survey and brief taking, where we assess the property’s physical and environmental characteristics followed by proof of concept and analysis, aligning project scope with both local and national planning policies. This stage includes hand, laser and 3D surveys as well as drafting the existing structure.  

Stage 2/3

Stage 2 is where the hard work begins, architectural design, detail development and client presentations, changes, CAD drawings, planning documentation, It should also include the planning submission and approval stages. Phase 3 may also allow for minor scheme adjustments and alterations and specialist co-ordination and sub contractor design work for long lead items.

Stage 4

The project then moves into the technical design, structural detailing and building compliance phases, ensuring adherence to LABC regulations and legislation. This is a break point in many projects and our involvement beyond Stage 4 depends upon size and complexity of each project, agreed fees and the role of the Main Contractor. 

Stage 5

All construction and general manufacturing, building systems, assets and information, works inspection contract compliance and the consideration of post construction requirements falls within Stage 5 and this stage can range from anywhere between three months and 18 months depending upon the size of the project.

Stage 6-7

All clients would have re-established residence with principal completion finalised and minor snagging works undertaken. This stage concludes with the and over of O&M manuals, project evaluations and the closure of all main/principal contracts. Post contractual works may include maintenence and ongoing construction works not part of the main contractors obligations.
