Pre purchase advice

Feasibility Studies

A residential feasibility study is an essential early-stage assessment that evaluates the practicality and potential success of a proposed home extension or development.

By assessing your needs and the initial design concept with national planning frameworks and local development policies, the study helps identify opportunities and limitations.

This process supports informed decision-making, ensuring the extension design enhances the existing property while meeting all relevant policy requirements and community expectations.

Architectural design

This stage marks the progression from folio sketches and presentations into a refined and technically advanced building proposal. This is an exploratory experience where concepts come to life. The developed design builds upon early ideas and reference images, incorporating your feedback and addressing any issues to ensure complete satisfaction with the final house design.

This stage builds into a comprehensive set of drawings and a site plans all of which provide a clear and realistic representation of the proposed extension and how it integrates with your existing home.

Planning

Experinced professionals understand that planning should never be an afterthought. The output from the early feasibility study drives the design phase, shaping the development proposal.

In addition to detailed drawings we prepare comprehensive statements that clearly explain the design rationale, site context, and how the proposal meets relevant planning policies.

We handle the submission of the application and maintain ongoing communication with the planning officer.

Technical design

No project would be complete without construction drawings that fully comply with current Building Regulations, ensuring the design can be built safely and to the required standards. Alongside technical drawings, we prepare comprehensive construction notes and tender documentation to enable accurate pricing from contractors. We also assist in the preparation and administration of JCT contracts to formalise responsibilities and protect all parties throughout the construction process.

Build and compliance

We oversee the build to ensure that all works are carried out in accordance Building Regulations and the standards set by Local Authority Building Control (LABC).

In alignment with the principles of the Building Safety Act, we promote transparency, accountability, and rigorous attention to detail, ensuring that your residential build or extension is completed to the highest standard of safety and regulatory compliance.
